FAQ's
What is The 90th Group Referral?
The 90th Group Referral is a Florida real estate brokerage designed for licensed agents who want to stay connected to the real estate industry and earn referral income without operating as traditional active sales agents.
Whether you're newly licensed, taking a break from active sales, pursuing another career, semi-retired, or simply prefer generating referrals, The 90th Group Referral provides a simple way to remain affiliated with a brokerage and benefit from the relationships you've built.
How much does it cost to join?
Membership is $249 per year with no monthly brokerage fee.
There are no production minimums, required transactions, or minimum number of referrals.
How much of my referral commission do I keep?
You receive 90% of the referral commission actually received by The 90th Group Referral. The brokerage retains 10%.
For example, if The 90th Group Referral receives a $4,500 referral commission:
You receive: $4,050
The 90th Group Referral retains: $450
What referral percentage do you request?
Traditional real estate referral fees are commonly negotiated around 25%. At The 90th Group Referral, we strive to negotiate a 30% referral fee whenever possible.
With a nationwide network developed through years of real estate experience and industry relationships, securing a 30% referral fee is typically not an issue. However, referral compensation is negotiated between brokerages and 30% cannot be guaranteed.
Do I need to belong to the MLS?
The 90th Group Referral is intended for agents operating in a referral-only capacity rather than as active MLS participants.
This structure may allow referral agents to avoid many of the recurring expenses associated with active real estate sales, including MLS participation fees.
Do I have to maintain a REALTOR® association membership?
The referral model is designed so that agents are not participating in traditional active MLS sales through The 90th Group Referral. Depending on your circumstances and applicable requirements, this may eliminate the need for expenses associated with REALTOR® association and MLS participation.
We recommend confirming your individual membership obligations before canceling any existing memberships.
What expenses can I potentially eliminate?
For agents who transition from traditional active sales to a referral-only model, this may eliminate many common active-agent expenses, such as:
MLS participation fees • REALTOR® association dues • Lockbox/access fees • Monthly brokerage fees • Certain active-agent technology expenses
Your individual expenses and membership requirements may vary.
Can a newly licensed agent join?
Yes. The 90th Group Referral isn't only for experienced agents taking a break from active sales.
It can also be a good fit for newly licensed agents who want to maintain their license with a brokerage and build relationships without immediately taking on the expenses and responsibilities associated with actively representing buyers and sellers.
Who is this membership designed for?
The membership can work for new agents, agents taking a break, professionals with another full-time career, semi-retired agents, former active agents, or anyone who prefers generating real estate referrals rather than personally managing transactions.
There is no production requirement to remain a member.
Can I still sell homes or represent buyers?
The 90th Group Referral is designed specifically for agents operating in a referral-only capacity, not for traditional active representation.
If you decide that you want to actively represent buyers or sellers again, speak with us about transitioning to an active brokerage arrangement with The 90th Group.
What happens when I have someone to refer?
Simply submit the referral to us with the client's information and real estate needs.
We can then help identify an appropriate real estate professional, establish the brokerage-to-brokerage referral arrangement, and coordinate the referral.
You make the connection. We help handle the referral.

Can I refer someone anywhere in the United States?
Yes, referrals are not limited to South Florida.
Through our nationwide network and industry relationships, we can help locate real estate professionals throughout the country based on the client's location and needs.
Referral arrangements remain subject to applicable licensing laws and brokerage requirements.
Can I choose the agent who receives my referral?
If you already have an agent or brokerage you would like to receive the referral, let us know when submitting it.
If you don't have someone in mind, The 90th Group Referral can help identify an appropriate real estate professional through our network.
Any referral arrangement must ultimately be established and accepted between the applicable brokerages.
What happens after I submit a referral?
The basic process is simple:
You submit the referral → We coordinate placement and the referral agreement → The receiving agent works with the client → The transaction closes → The referral commission is paid to The 90th Group Referral → You receive 90% of the referral income we receive.
When do I get paid?
Your portion is payable after the referred transaction successfully closes and The 90th Group Referral receives the referral commission from the receiving brokerage, subject to the terms of your brokerage agreement and applicable requirements.
What happens if my referral doesn't close?
Referral compensation is generally earned from a successful transaction. If the referred client does not complete a transaction that generates a referral commission, there is no referral income to distribute.
Your annual membership fee is separate from referral compensation and applies regardless of the number of referrals or closings during the membership year.
Is there a limit to how many referrals I can send?
No.
There is no minimum and no maximum. Send a referral whenever an opportunity comes your way.
Do I have to produce a certain amount each year?
No.
There are no minimum sales, transaction, or referral requirements associated with the membership.
What if I decide I want to become an active agent again?
That's one of the benefits of being part of the broader The 90th Group family.
If you're ready to return to active sales, contact us to discuss transitioning from The 90th Group Referral to an appropriate active-agent arrangement with The 90th Group.
Why should I send the referral through The 90th Group Referral instead of finding an agent myself?
You absolutely can bring us an agent you already know.
Where we add value is in the brokerage-to-brokerage process, referral agreement, nationwide network, industry relationships, and negotiation of the referral compensation.
Our goal is to make the process simple while helping protect the value of the opportunity you created.
Is the annual membership fee refundable?
No. All membership fees are non-refundable.
The $249 annual membership fee is non-refundable once paid, including if you decide to leave The 90th Group Referral, transfer your license to another brokerage, return to active sales, or otherwise end your affiliation before the end of your membership year.
Membership fees are paid for the annual membership period and will not be prorated or refunded based on the amount of time remaining in the membership year or the number of referrals submitted or closed.
